Asbestos Surveys & Sample Analysis
We provide the following services from all our offices using our fully trained, experienced and accredited asbestos surveyors.
- Management Asbestos Surveys – If a non-domestic property is constructed before the year 2000, a management asbestos survey is required to assess the risk from asbestos. A management survey aims to ensure that nobody is harmed by the presence of asbestos, that the materials remain in a good condition and that nobody disturbs asbestos accidentally. This is required under Regulation 4 of the Control of Asbestos Regulations 2012 – more commonly known as the Duty to Manage Regulation. A management survey is often requested for the sale of a property / business or new lease agreement. Although there is not a requirement for management asbestos surveys to be carried out on a domestic premises, many private home buyers are requesting these are undertaken so they can properly assess the risk once they take ownership.
- Management Survey Reinspection – If you are duty holder of a non-domestic premises and asbestos has been identified within the property then you must document the condition of the asbestos identified on recurring basis to ensure that the risk from the material does not change of the material becomes damaged over time. The frequency that the material must be re-inspected is dependant on the type of asbestos material identified. Some may be every 1-2 years, other may be every 3 months depending on their location and risk score.
- Refurbishment / Demolition Asbestos Surveys – These are mandatory before any refurbishment / construction works are undertaken in a structure built before the year 2000. Even if the refurbishment works are isolated to a specific area or part of the structure, then an asbestos survey is a legal requirement. The purpose of these survey types are to ensure that nobody will be harmed by work on a property in order to refurbish it or demolish it. This survey type requires intrusive inspection. Unlike the requirements of management asbestos surveys to comply with the Duty to Manage Regulations which do not apply to domestic premises, the requirement for a refurbishment/demolition asbestos survey is required for domestic properties under the Health and Safety at Work Act 1974.
- Directed Sampling & Sample Analysis – These are required for when a certain suspect material is tested to determine if asbestos is present such as textured coating to ceilings or backing boards to electrical distribution boxes.
